How Much Will My Project Cost?

How can you make the biggest decision of your life and commit to a builder without having some inclination to what it will cost you? We get it.

Budget is important to us and needs to be a major consideration, but if budget is your first priority, we may not be a good fit. The quick answer is simple. Every project is different, and we have never built the same house twice which makes it impossible to accurately estimate a project without going through a complete design phase. However, that is a just a terrible answer. We’ve built quite a few homes over the last 30 plus years, and we can come reasonably close to a budget estimate based on past projects with a similar square footage and scope of work.

As a starting point, most of our homes start in the $220-$225 per square foot range and go up from there. An example of something that could increase that number would be the complexity of the build, or the types of materials used.

How Long Will it Take to Complete My Project?

There are three separate phases of a project, and they all vary in length depending on the size and complexity of the home.

Feasibility
Phase

The first phase is what we refer to as a feasibility phase. Is this project realistic? Does the budget fit the wish list? Do we have dirt, or do we need to go find the property first? This phase could take as little as a few days, or it could continue indefinitely.

Design
Phase

The design phase is quite possibly the most important part of the project. It’s in this phase that we breathe life into your home and because of that, it deserves a considerable amount of time. We need to get it right. Most of our designs take anywhere from 4-6 moths to complete but it’s not uncommon for a home to take longer than that.

Production
Phase

By the time we enter production, we’ve already done the majority of the leg work. We take our plans, specs, and scope and bring the vision into reality. Based on our own past projects, the typical home we build takes anywhere between 7-12 months. However, not all homes fall into this category.

How has the labor shortage and supply chain affected the building industry?

We’ve been building beautiful homes right through the pandemic, thanks to our great communication with our customers.

Greatly! The recent pandemic has led to major supply chain issues as well as a significant shortage or labor in the building industry. Pricing volatility and sub-contract labor can be very detrimental to a new home project if not properly planned for. We learned this lesson quickly at the beginning of 2020 and have since adapted our business model to mitigate these risks. One way we’ve done this is by simply communicating.
Believe it or not, that one simple rule has separated the reliable companies from the rest and has allowed us to excel in this uncertain environment. We always answer our phones, and we always deal in reality. If we have bad news, we share it immediately because bad news is better than no news at all. it allows us to move beyond disappointment quickly and efficiently toward a productive solution. Secondly, we’ve built a very effective model for identifying, organizing, and ordering materials.
By spending a little more time upfront in the design phase, we can essentially eliminate any problems with backordered materials or price increases. By the time our permit is approved, we are ready to order all the products and materials used to build your home. There are still unforeseen circumstances, but the vast majority of the issues we experienced in 2020 can be avoided with proper planning, good communication, and action.
